Pennsylvania Tax Deed Sales

In this video we teach about Tax Sale Investing in the State of Pennsylvania.  Pennsylvania is primarily a tax deed state.  In a tax deed state the actual property is sold after tax foreclosure, opposed to a tax lien state where a lien is sold against the property giving the owner the right to collect the back due taxes and earn interest.

  • Tax Deed State (Except City of Philadelphia)
  • Two Seperate Sales are Held
  • First Sale is Upset Sale & does NOT cancel outstanding encumbrances.
  • Second Sale is a Judicial Sale (aka Free and Clear Sale) and DOES cancel outstanding liens.
  • Unsold properties go on repository list and offers can be made at any time to county.
  • Everything is handled by the County's Tax Claim Department.
  • Philadelphia uses a different system - contact city for more information.
