Hey there! Casey Denman here with TaxSaleAcademy.com. In this video, we’re talking about 3 incredible tax sale investing research tools.

Number one, let’s talk about GIS – Geographical Information Systems. GIS is a huge, huge help for the tax sale investor. Over the past decade, GIS has come a long, long way, and it will only continue to improve. Basically, GIS will provide you with an aerial map of a specific piece of property where the property lines superimpose around that property. It’s a great way to pinpoint the exact location of a piece of property, especially if you’re not familiar with that specific area.

Additionally, a lot of GIS systems will also superimpose things such as city limits, flood zones, school districts, voting precincts and all sorts of other great stuff. So GIS is a great, great tool.

Secondly, we’re talking about Property Assessor Reports. A Property Assessor Report is a report written by a local property assessor that works for the county. And what happens here is that person will go out and actually inspect that particular piece of property. They’ll make a report and it will include things such as size, condition, tax value, sales histories, and a lot of assessor reports are now including comparable sales histories as well.

Now, this report oftentimes is available for free on the Internet and it’s a great way to get an overall picture of what exactly that property is all about.

And the third incredible tax sale investing research tool is a physical visit. Nothing will ever beat boots on the ground. Things do change over time. The GIS might have been shot three years ago. The Property Assessor Report might have been done six months ago. So the best thing you can do all the time is to physically visit these properties. Put boots on the ground. Make sure that the property is exactly what you expect before you consider investing in it.
