Property Assessor reports will quickly become your best friend when you start doing Tax Sale research. In this video, we discuss where to find them and why they’re so valuable.

Hey, everybody! It’s Casey Denman here with TaxSaleAcademy.com, and in this video we’re talking about Property Assessor Reports.

Now, a Property Assessor Report can be a huge, huge benefit to have when you’re researching your tax sale properties. Let’s put it this way. If a piece of property is at a tax sale auction, it has some property taxes that are due on it. And then a piece of property that has taxes due must have a value attached to it. The only way to get this value, which thereby determines the amount of taxes, is for someone local to the area to actually go out and inspect this property.

Now, it could be a property assessor or the equalization department, a property appraiser; however it works in your state or your county. But this person will go out, and it’s somebody local to the area. They’ll go out. They’ll look at the property. They’ll take notes about it that will say the property is this big. It’ll say in this condition. It’s located here. And it might even have some comparable properties that go along with it. It will also tell you such a thing as it’s been reroofed in the past couple of years. It will say lots and lots of useful information.

The Property Assessor’s Office or whoever it may be in your county takes that information and they determine the taxes from it. But what happens is a lot of times, this information, this Property Assessor’s Report will be available online for you to access and for the public to access. Back in the old days, they used to have a manila folder or some sort of folder. They would take this Property Assessor’s Report, write it down, file it away in some filing cabinet some year. And when it was time for it to be reassessed, they would pull it back out two or three years later and make notes and see if there are changes.

Now, it’s all done electronically. It makes it very, very beneficial for a tax sale investor because all you have to do is go to their website, type in the parcel number and it will spit out this Property Assessor’s Report for you. It’s a huge, huge asset to have.

Now, of course some counties don’t have this information available online yet, especially the rural counties or the counties that just don’t have the budget for it. But more and more counties are turning this way. Even if they don’t have the technologies such as GIS or all sorts of other stuff, most counties nowadays are turning and will shortly have the Property Assessor Report available online, if they don’t already.

So, a great place to start your tax sale research is by going to the Property Assessor’s Office or the Property Equalization Department’s Office and looking to see if they have a search button to see if you can search property records because it will provide a wealth of information for you.
