Hey, everybody! Casey Denman here with TaxSaleAcademy.com, answering your weekly question. This week’s question comes to us from Ron. And Ron says, “Are any acreage pieces available at tax sale auctions?”

Ron, first off, thank you for submitting your question. I’ve been to many, many, many different tax sale auctions and I’ve seen just about everything underneath the sun. I’ve seen parcels that would literally probably fit on my desk right here that are 2 feet x 2 feet be auctioned off, all the way up through big box, retail centers with A+ credit ratings that actually end up at tax sale auctions somehow or another.

Now I’ve actually purchased entire subdivisions before at tax sale auctions so there’s definitely a wide variety of properties that are available at tax sale auctions. Now the majority of the properties are going to be residential properties. We’re talking about residential building lots and residential homes. With that said, you will find a variety of other stuff as well, including acreage tracts. The largest piece of property that I’ve seen auctioned off was an 800 acre piece of property which went for a fairly good amount of money, but it still was a great deal for the purchaser.

But depending on the geographical area that you’re located in, it will really a lot of times dictate the different types of properties that are auctioned off. In certain parts of the country, you’re going to see mainly just homes and nothing else. In other parts of the country, more of the rural parts, you will see mainly just acreage properties and not a whole lot of small lots. So it really depends on the area that you’re interested in investing in, but you will certainly, sooner or later, see some acreage properties auctioned off at tax sale auctions.
