How to find a realtor to sell tax sale property

Hey there, it’s Casey Denman from TaxSaleAcademy.com and welcome to our weekly question segment. This week’s question comes to us from Corey.

Alright, Corey’s question:

If you’re investing in a new area, how do you find a Realtor to help sell your properties?

Corey, great question. So before answering it’s worth mentioning that you need to insure that the titles have been cleared the you can provide title insurance prior to contacting a Realtor. Otherwise you’ll just be wasting everyone’s time, including your own, since most Realtors won’t sell properties without title insurance.

Once that is solved, I’d plan on spending a few minutes online doing some research. This research might vary depending on the size of the market, but you’re looking for an agent with experience in the area where you’re investing.

If you’re investing in a mid to large market, then find a Realtor with experience in the specific area you’re investing – whether that’s a particular township or subdivision or whatever. But search for active and sold listings in that area using sites like Zillow and Realtor.com.

If it’s an active enough market I’d look for a Realtor who also has experience with the specific product TYPE you are trying to sell in that area. There are some Realtors who will, yes, sell a few homes but have tons and tons of experience selling hundreds of vacant lots. Obviously, they’d be the person to go to for lot sales, for example. The same can be said for mobile homes, acreage pieces, estates, farms or any other type of property. There is many Realtors that specialize in certain property types in certain areas and that’s the one you want to find.

But go through Zillow or realtor.com and locate their names. Then search the names to see if you can locate and confirm their experience with your product type. Then find their advertising platforms or social platforms to make sure they’re still actively selling those property types in those areas. And if so, send them a message and being a dialogue. It will absolutely take some work, initially, but once you find a good Realtor they can help you tremendously in the long run.
