In our weekly question segment we answer Rocco’s question which is “How often are tax sale auctions held?”

Hey there! It’s Casey Denman here with TaxSaleAcademy.com, answering your weekly question. This week’s question comes from Rocco. Rocco says, “How often are tax sale auctions held?”

Rocco, first off, thanks for your question. I wish I could tell you that there’s some easy, clear-cut answer. But unfortunately, there’s not. It varies from county to county and from state to state. The best thing you can do is contact the county office that’s responsible for tax foreclosure and the county that you’re interested in investing in and simply asking them how often they hold tax sale auctions. That’s going to be the simplest way to do it because again, it varies from county to county and from state to state.

In the state of Florida, for instance, a lot of counties will hold tax deed auctions each and every single month if they have enough properties to compile a decent-sized list. And that is compared to states such as Oklahoma where they’re only going to hold one auction each and every year, regardless of the size of the list.

And then that again is compared to states such as Michigan, for instance, where they hold two auctions, which one is a reserve auction and the second would be a non-reserve auction, and they have to be held on certain months. So even if you have a city the size of Detroit where you might have 10,000 tax sale properties, they can still only hold two auctions and they have to be held on certain months.

So again, a lot of it depends on the state statutes in the area. And even more so, it will depend on the customs and what they’ve done in the past in certain areas because a lot of treasurers and a lot of county clerks don’t like to mix things up too much. So if they’ve done it for the past 10 or 15 years and it’s worked, they’re going to continue doing it.
