So, you’ve bought a house at a tax sale auction. Now, where do you get the keys to enter that house from? We answer that question in today’s segment.

Hey there! It’s Casey Denman here with TaxSaleAcademy.com, answering your weekly question. This week’s question comes from Anne Marie, and she asked, “If I buy a house at a tax sale auction, who do I get the keys from?”
Anne Marie, great question! It’s a question I see a lot of beginning tax sale investors ask. And your answer is the hardware store. No, they don’t hold the keys for you, but they will sell you a big sledgehammer. With all kidding aside, Anne Marie, these properties have been vacant, a lot of them for two, three, even four years. Sometimes, you’ll literally pull up to a property and the door will be wide open and so will every other window, allowing access to the rain and critters and all sorts of other fun stuff. Other properties will literally have every single window screwed shut, every single lock on the place locked up. I’ve even seen situations before where doors have been chain-shut. So you got to get the bolt cutters out, the sledgehammer and everything else.
So Anne Marie, to answer your question, you will typically not find any keys for these properties until you actually rekey the locks yourself or replace the locks. I’ve seen maybe one or maybe two instances where there have been some keys provided by the treasurer or the foreclosing government on the unit, but 99.999% of the time, you won’t receive anything. Now, there are one or two situations. That is out of probably 200,000 or 300,000 different properties I’ve seen auctioned off. So when it comes to keys, go to your hardware store, get a sledgehammer and that is your key to the property.
