Hey there! It’s Casey Denman here with TaxSaleAcademy.com, answering your weekly question. This week’s question comes to us from Thomas. Thomas says, “I’ve been a member of The Tax Sale Academy for a few months now and will be attending my first auction next week. Any last minute advice?”
First off, Thomas, thank you for your question and thank you for joining the academy. Since you’ve been a member for a few months, you know by now that it is very, very thorough in everything when it comes to tax sale investing, and I’m sure you are super confident going into your first auction.
As far as any last minute advice, I’ll give you one piece of last minute advice. And that is something that has been preached over and over inside the academy so you already know it, and that is to be patient. You have to be patient.
Too many beginning tax sale investors feel their very first auction they have to buy something. That is completely false. Don’t force yourself into buying anything and don’t force yourself into thinking that you even have to buy anything. Because what will happen, you’ll get towards the end of the auction, and say everything just goes for too much money.
That’s fine. That’s no big deal. You’ll get to the end of the auction and you’ll think, “I’ve got to buy something. I’ve wasted all this time. I’ve done all this research. I’ve put all this effort forth. I’m just going to buy something.” Then you end up overspending, you end up making foolish mistakes and you end up losing money. So stick to the research that you’ve done, stick to the knowledge that you have in your head and to your budget, and you have to be patient.
