Alright, this weeks’ question comes to us from Christine. She says . . . “I’m interested in investing in other areas, but not sure where to start. What’s the best way to learn about the sales in other areas?”

Hey Christine, thanks for submitting your question.

So first off, if you’re looking to learn about specific states I have a state guide that is linked below. It’s completely free and is a color coded, clickable map that allows you to browse the country and read about the different laws and processes used. It’s super important that you understand the laws in each of the states that you’ll be investing in. With a few minor exceptions, it’s the state statutes that actually control the tax sales – while the local levels might have their own rules or processes, the state laws govern the sales.

Now, once you’ve done this or if you already know what state you want to invest in it’s time to dial it in to the local level. And the answer to learning about the local areas is probably something you use daily.

Google. And the truth is that’s kind of a super easy hack to learning about a county. Go to Google, type in the name of the county followed by the words tax sale. If that doesn’t bring you the results you want try typing in the name of the county followed by either tax lien or tax deed. One of the first results SHOULD be the county website that handles the tax sale in that area.

Go to their site and take some time to browse around. And when I say browse around, I mean really take the time to click on every single link in the tax sale section of their website and read every single word on those pages. Read through the primary page, the frequently asked questions page, scan the upcoming auction list, take a look at the results list, look at everything you can find related to tax sales on their sites. Many of these sites can be absolute gold mines when it comes to learning the exact process and traditions used by that county.

So, Christine, there are two pretty simple ways to learn about the tax sale processes in new areas – on the state level, visit my state guide to get the basics and on the local level, simply head to Google and search the county name followed by tax sale.
